SOLO Landlord Story #10: The Horse Farm in Kingston, ON

I was forced to sell my property and I am owed $46,300 in back rent. I tried to work with my tenants for 1 year but they have financially broken me. 

In November 2019, we bought an 80 acre equestrian farm in Kingston  that could eventually be used for horses and as a training facility. 

We gave them the keys on February 1, 2020.

By April 2020, I noticed that payments were not coming in like normal, So I slowly started to  look into them and couldn’t find much until I posted about them on Facebook a few weeks ago. People that were owed money started texting me like crazy and thanking me, as they didn’t know where they had moved to.  I noticed they also had 3 Facebook profiles each and that’s when I started to get more curious. 

Then I found out that the first 3 email transfers for rent came from another person that used to work for them. Well, that lady doesn’t work for them anymore and they owe her  $13,500 . So my investigation was coming together. 

In December, 8 months later, I had had enough of the stories about them talking about a “Covid repayment plan” and let me tell you the stories this boy could tell. How he got laid off from work and then I found out he got fired back in October of 2020.. So I double checked the stories with others just to make sure I had the right version and I was like “Wow”, if I had a dollar for every person looking for them, I would be rich. 

So out of the blue, the tenants e-transferred  a partial rent payment on January 2, 2021 for $1200.00 

On Feb 21, 2021 he begged for another chance and I said enough was enough. They were ruining me financially and I was trying to launch another business  that would be of huge benefit to Canadians. 

The stress was causing me a lot of sleepless nights. So we decided to sell it. They gave us a hard time for showings of the inside and for outdoor viewings of the barns. The “for sale” sign was taken down by him so many times. They called the Police when the real estate agent came to take pictures even though they had received the proper 24 hour advance notice.  The closing date is July 2, 2021.

What drives me crazy is how the tenants thought they would get away with their plan, this for sure was premeditated as a lot of people told me the stories and I started to put it all together. These people are vultures, they prey on people they know have too much on their plates and realize they can make their lives miserable. 

I started warning people that the farm has been sold and that the boarders’ horses have to be moved and that the tenants are not telling you that information. Well, let me tell you, so many people thanked me, as it’s hard to find a place these days for horses due to Covid restrictions. 

I had to let others know what was going on and I learned  how to report their non-payment to a credit reporting agency who was sending them emails and I think it started to bother them. 

The LTB is so stupid and upside down. On June 2, 2021 the tenants sent me a $1500 rent payment but they still owe me $46,300.
