SOLO Landlord Story #15: They have 4 cats, 1 dog, 1 snake, 1 turtle, 6 kids in a 1000 sq ft unit! 8 people altogether!

I am a first time landlord and had rented my 3 bedroom newly renovated and fully furnished condo townhouse in Etobicoke to a family of 5. They moved in on April 4, 2020.

They always paid rent in part before the due date until they decided to stop paying starting Jan 2021. So, I received rent for only 9 months.

They won’t let us do an inspection, they kept saying someone or the other in their family was sick and might have covid. The tenant (the woman) said she was hospitalized due to covid which was a lie and lost her job. Neighbors have clicked pics and showed her carrying shopping bags into the unit but they won’t pay rent and claimed she was in the hospital.

They sold my dining table on Facebook. They have hacked into the Rogers cable box (rent included cable) and started to charge pay-per-view movies. They have illegally installed a WIFI box outside of the unit and damaged the building which belongs to the condo management!

The tenant (man), threatened me on calls that if I call his wife that will be the end of it.

They provided me with fake documents! I didn’t know that this could happen in a country like Canada. How can job letters, pay stubs, credit reports and references all be fake?

Anyhow, we finally took a fire inspector with us for an inspection. The place was damaged, alarms were tampered with, they purposely cut all the window screens, floors were damaged and animal scratches were on walls. They have 4 cats, 1 dog, 1 snake, 1 turtle, 6 kids in a 1000 sq ft unit! 8 people altogether plus all the animals and reptiles living in the unit!

I hired a lawyer who specializes in Landlord and Tenant law, who applied for an L1 in March 2021 and we are having a hearing on July 12, 2021.

I am hoping to get an expedited eviction, due to the tenant willfully damaging my unit and continuing to do so. 

I am financially and mentally drained. I want justice!

I had my hearing on July 12th and the tenant mentioned to adjudicator that she will be moving out by Aug 1 and does not have any money to give me.
I received the eviction order via email on July 19th and received the same order by mail on July 21st. The Order states the tenant must move out by Aug 1st or the landlord can file with the Sheriff for eviction.
Meanwhile the tenants did find themselves another place nearby and are continuing to hold on to the property keys despite the fact that they no longer live there. Windows are kept open in the property and its been raining.
I am trying to get an inspection done on July  31st.
