In a historic summit organized in Ontario, for the first time small housing providers will meet with the elected representatives and decision makers to make constructive propositions on addressing the housing crisis that has been affecting / depleting Ontario’s Rental Housing availability.
Invited by SOLO, Small Ownership Landlords Ontario, a federally registered non profit organization created in 2020, Ontario Members of the Provincial Parliament have responded positively to listen to the bedrock of affordable housing : “small residential landlords” also known as “mom and pop landlords”.
The main focus will be to present to the elected officials the genesis of housing crisis and the contributing factors; the dire situation small landlords, unlike their corporate counterparts are facing; in part due to the unlimited delays at the Landlord and Tenant Board (LTB) to adjudicate non payment and other disputes in due course.
While the majority of tenants and landlords are working together in a “win-win” relationship, the delays at the LTB have created a breed of unscrupulous minority individuals who have been taking advantage of the prolonged delay at the LTB to deliver justice and basically living free of cost on small landlords’ properties.
While the LTB is committed to a service standard of 20 days the current average
wait time is over 8 months and more pushing many small landlords on the verge of financial collapse, bankruptcy and even suicide.
During the pandemic while every sector of the population including tenants received and some are still receiving financial assistance from various levels of government, small landlords were forced to house non paying tenants at their costs without compensation which led to the decline of the rental stock as many were selling or leaving their properties vacant without taking any more risk of rental loss and property damage.
This situation and the apparent lack of support from the provincial government has led small landlords to lose hundreds of millions of dollars of unpaid rent, utility bills, property damages and more importantly mental distress that led many small landlords leaving the rental business entirely in Ontario shrinking the supply while the demand keeps rising.
This “Ontario MPP & Small landlords virtual townhall Meet” is a step in the right direction to find a compromise solution to help the millions of Ontarians caught in an ever ending basic rights crisis hurting both landlords and tenants alike.
